Botanical Place, West Byfleet: The UK’s first whole-life, net-zero carbon retirement community

Thrive Living by Retirement Village’s Botanical Place in West Byfleet represents a significant milestone in the evolution of retirement living in the UK. Designed to provide high-quality homes for people of retirement age while setting new standards in environmental performance, the development has been recognised as the UK’s first whole-life, net-zero carbon retirement community.

As part of this pioneering development, Russell Timber Tech was appointed by Main Contractor, Higgins, to supply the glazing solutions that contribute to the building’s overall performance and contemporary appearance.

Shortlisted for numerous awards at the The British Homes Awards 2026, the scheme demonstrates how modern construction can create attractive, future-proofed homes that minimise environmental impact. Every element of the building envelope has been carefully considered to support the project’s ambitious sustainability goals, with high-performance windows playing an important role in delivering long-term energy efficiency, occupant comfort and durability.

High-performance glazing for exceptional efficiency

Achieving whole-life net-zero carbon requires every component of a building to work together efficiently. Windows are a critical part of that equation, helping to maximise natural daylight while reducing heat loss, improving thermal performance and supporting year-round occupant comfort.

For Botanical Place, Russell Timber Tech supplied window solutions manufactured to meet the demanding performance requirements of the project – with a U-value of 0.8W/m2K.

Scope of Works

The scope of works included:

  • Alu-clad windows including fully-reversible, tilt & turn, and balcony doors

– Windows achieve a U-value of 0.8W/m2K, reaching Passivhaus standards

  • Integral louvre vents complete with plenum and ventilation solution
  • Laser-cut aluminium panelling offering additional shading, privacy, security, and protection as a Juliet balcony balustrade

The carefully specified glazing allows generous levels of natural light into the apartments and communal spaces, creating bright, welcoming interiors without compromising energy performance. Together with the wider building fabric, these solutions help reduce operational energy demand and contribute to the project’s ambitious environmental objectives.
