South Thames College: A redevelopment that represents more than a construction project

The South Thames College project is one of the largest urban renewal schemes in London, forming part of a wider £70m regeneration initiative for London & Quadrant Housing Trust.

Designed by award-winning architects BoonBrown and managed by United Living Group, the development delivers a substantial mixed-use scheme comprising high-quality residential apartments alongside commercial office space.

Russell Timber Technology was appointed to supply and install a comprehensive package across the scheme, supporting the architectural vision while meeting demanding performance, compliance, and programme requirements.

Project Scope and Delivery

Our involvement encompassed the manufacture and installation of:

  • 1081 high-performance windows, including balcony doors
  • 820 Juliet balconies integrated with our window systems

The scale of the installation — including on a high-rise building — required meticulous coordination with the Main Contractor and project team. Early engagement allowed us to align design and sequencing with the wider construction programme — critical on a scheme of this size and complexity.

Engineered for Performance and Compliance

For a regeneration project of this magnitude, performance was non-negotiable. Our alu-clad systems were selected to deliver:

  • Outstanding security rating, Secured By Design – PAS 24:2022
  • Durability and low maintenance, particularly for exposed façade elements
  • Aesthetic consistency across residential and commercial elevations

The alu-clad specification offered the warmth and sustainability credentials of timber internally, paired with the resilience of aluminium externally — an optimal solution for high-density urban developments.

Supporting Urban Regeneration in London

As one of London’s most significant contemporary regeneration schemes, the South Thames College redevelopment represents more than a construction project; it is an investment in long-term community infrastructure.

Our façade and glazing solutions played a key role in meeting the project’s performance and build requirements — providing consistent detailing across elevations, robust balcony installations, and systems designed for long-term durability. The installation of 820 Juliet balconies alone demanded precision tolerances and close collaboration to ensure compliance with Building Regulations and  other structural and safety requirements.

Precision at Scale

Delivering over a thousand window units within a live, multi-phase urban development required:

  • Rigorous quality control throughout manufacture
  • Sequenced logistics planning for delivery
  • On-site coordination with multiple trades
  • Strict adherence to health and safety standards

The success of this project reinforces Russell Timber Technology’s capability to deliver large-scale, technically demanding façade packages across mixed-use and residential developments.
